Poudre Valley Plaza:
[94,000 square feet of mixed-use office, retail and residential space located at Horsetooth and Shields (Fort Collins).]

This architecturally renowned commercial plaza has six of seven buildings completed and leased with the seventh building in design and presale. Along with the entity's General Partner, Wheeler Commercial, as consulting brokers, assisted in conceptualizing this development from a former hay field and assembling the investors to fund the project. Wheeler Commercial's Managing Broker and other broker associates were responsible, on behalf of the General Partner, for developing, leasing and managing this project. The project has won several architectural awards and the hearts of local citizens, with exhibits of public art displays.


Rigden Farm Phase I:
[Rigden Farm is a 328 acre master planned community located at Drake & Timberline in Fort Collins.]

In its tenth year and with many filings completed and sold out, this approximate 1,100 residence single and multi-family community with over 300,000 square feet of complementary commercial space is nearing completion and sell out. Remaining filings have been submitted and approved and will include an additional 397 home sites. King Soopers opened its newest 65,000 SF prototypical store in 2005. The Wheeler Companies have been responsible for development approvals, infrastructure installation and marketing and sales efforts of this award winning new urban style community.

Windsor Commons Industrial/Business Park:
[50+ acres of retail, commercial and industrial space located in Windsor, Colorado.]

This project is currently developed with streets and underground infrastructure is available to the industrial portions of the project. The project includes 26,250 square feet of retail space to be constructed, a new Bank of Choice opened in 2005, a 40,000 square foot self-storage facility, an 8,000 SF daycare facility opened in 2006, and numerous warehouse, industrial and commercial lots, and pad sites from one half acre to 12 acres.


Fox Pointe Apartments and Town Homes:
[This development includes 154 apartment/condo units and duplex homes and is located in north Loveland.]

The project received final development approval with the Loveland Planning Department and City Council. The project totals approximately 12.7 acres with a total of 154 multi-family units being developed for lease and/or for sale. The project includes 18 duplexes, 46 condos and 90 apartment condos and has raw water already dedicated.

Northern Colorado Self Storage:
[Construction and sale of 70,000 square feet of self storage at Boardwalk and Harmony Road (Fort Collins).]

The project was completed and sold with occupancy running over 90%. An additional 40,000 square feet was approved and sold to another developer in Windsor, Colorado prior to construction as an entitled parcel of land.


Cimarron Plaza:
[42,516 square feet of retail space located at the corner of Drake and Shields (Fort Collins).]

Fred L. Croci, Managing Broker of Commercial Broker’s Alliance - Fort Collins, LLC, developed, constructed and leased this project for a third party investor in 1985. Principals of Wheeler Commercial Property Services, LLC put together a local investment group to re-acquire Cimarron Plaza in 1996. On behalf of that partnership the Managing Broker of Wheeler Commercial Property Services, LLC assisted in rehabbing the project, increased lease rates, managed the property and sold the project for the owners in 2003.


High Plains Broomfield:
[134-acre mixed use commercial parcel located in the heart of Broomfield, Colorado’s next “Interlocken” style development at Huron and CO Hwy 7.]

The site was designated in the current land use sub area plan for employment zoning with commercial and multi-family uses. Mr. Croci, as a co-manager of the ownership entity was responsible for research, land acquisition, and rezoning efforts for the parcel. The site was sold to a third party national develope in a land assemblager.


University of Wyoming Plaza:
[100,000 square feet of mixed use, retail, restaurants, office and luxury game day condos located at 22nd & Grand Av, Laramie, WY]

After nine years in planning, this project, Laramie’s newest and nicest, features a 135 room Hilton Garden Inn hotel, the 22,000 UW Conference and Education Center and 58,000 square feet of retail shops and restaurants along with a three story 30,000 square foot Class A office building, and sixteen luxurious game day condos within an easy walk across the street from the UW Campus, War Memorial Stadium and the Arena Auditorium building. Located on 15 acres of land immediately east of War Memorial Stadium this project is destined to become the focal point of activities for University sponsored events of all kinds and is convenient for all Laramie and Albany County residents.
